- Seasonality: high-elevation courses close for winter; ask about the season and winter amenities.
- Rental rules: short-term and long-term rental policies differ by community.
- Architecture and building rules: design review, exterior materials and wildfire-defensible-space requirements.
- Access and snow: gate procedures, road maintenance and driveway orientation matter in winter.
